BAUER Magyarország Kft. is already engaged in the deep foundation works of the second office building of the Dürer Park, during which they are using special technology to preserve the remaining facade of the historic building of the former Sacré Cœur convent.

Within the framework of the Dürer Park project, the construction of the second new generation office building has begun on the area located within the boundaries of Abonyi Street, Zichy Street, and Ajtósi Dürer Street. We have already reported that significant development is taking place in the area, including the once-popular Dürer Garden, where Dürer Investment Ltd. as the investor, and Property Market Ltd. as the development partner, are building three residential buildings and two office buildings.

The construction, divided into three phases, began in May 2021 with the construction of the first office building, where preliminary demolition works were carried out by Market Építő Zrt. The complex foundation works were entrusted to BAUER Magyarország Speciális Mélyépítő Kft. under the commission of Market, and the structural construction has been carried out by Moratus Kft. since the end of 2021.

Simultaneously, the construction of the underground garage of the second office building is currently in an advanced stage, with the complex foundation works also being handled by BAUER Magyarország Kft., a company specialized in deep foundation works.

Unique technical solutions were required for the safe development of the area.

Regarding the progress of the project, Sándor Rezes, project manager of BAUER Magyarország Kft., provided information to our publication. The construction site was taken over in early March 2022 after the necessary building demolition and site preparation. Unlike the first office building, only one access road leads to the construction site this time, and a much smaller work area was available for cutting tasks. Therefore, complex organization was necessary, and the assembly area had to be located in an external area.

This current office building will be located on the corner of Ajtósi Dürer Street and Zichy Géza Street. Previously, there was a building on the site, which was once known as the Sacré Cœur convent and later became the renowned Dürer Garden entertainment venue. Partial demolition was carried out on the property, but the majority of the convent building facing Ajtósi Dürer Street remained intact, preserving the former chapel section and the brick facade of the building.

On the external demolished area, similarly to the first phase, an underground garage is being constructed with partial wall boundaries and the formation of a recessed bench.

Inside the building, the remaining structural walls have been reinforced, which will be renovated in a later stage of the project.

The works began with the exploration of utilities and securing the work bench. Regarding this, the project manager stated, "Both Ajtósi Dürer Street and Zichy Géza Street were significantly burdened with utilities, so the usual soil nailing method could not be applied to reinforce the soil." He added that this meant a several hundred square meter area that had to be secured without nailing, but it was still adequately secured for this part.

A steel structure ensured the integrity of the old building's facade.

Following this, the specialists placed the guide walls and then began constructing the nearly 3000 square meter surface area of the partial walls. To support the soil, they installed two rows of anchors, placing nearly 170 load-bearing elements, and also installed dewatering wells through cutting, thereby pumping out the water enclosed in the work area.

Regarding one of the project's peculiarities, Sándor Rezes mentioned that there was a section of the old building's preserved facade where steel structure support had to be provided. This was necessary because the internal side of the facade had to be excavated using cutting and Jet technology. Additionally, special attention was required because the cutting machine had to operate only 20 cm away from the preserved facade, ensuring its protection.

Within the building, there is also a change in function: due to changes in loads, jet grouting had to be performed in the cellar area as well, involving the creation of nearly 2000 linear meters of jet columns for safety purposes.

The structural construction may begin in August

According to the project manager, the current status of the deep foundation work has already completed the drilling phase and the jet grouting for the base slab sinking. At present, the anchoring of the diaphragm wall and earthworks are ongoing.

"The construction of the base slab and the structural construction have not yet begun, but we are slightly ahead of schedule according to our plans, so everything is progressing according to the schedules," detailed the expert.

According to the plans, the work is expected to be completed by early August: once the earthworks are finished, only the cleaning of the diaphragm wall remains, while simultaneously, the structural construction will soon commence with the construction of the base slab.
