The second office building of Dürer Park has reached its highest point.

The second office building of the Dürer Park investment, which is being carried out in the vicinity of the City Park, has reached its structural completion. This project is part of the investment by Dürer Befektetési Kft., in cooperation with Property Market as the real estate developer, and is being executed by Market Építő Zrt. – and to mark this occasion, a topping-out ceremony was held.

A significant milestone has been reached in the Dürer Park development located next to the City Park: the second office building has now reached its highest point. At the project's completion in the last quarter of 2024, the approximately 34,000 square meters of gross floor area, including underground parking levels (16,200 square meters net), will provide office space for more than 1,150 employees across six levels.

The concept design and exterior appearance of the building were created by the Milan-based Lissoni & Partners Studio, while the interior design and technical plans were developed by Lean Tech Mérnökiroda Kft. The construction of the office building is being carried out by Market Építő Zrt., involving subcontractors such as Bauer Magyarország for the deep foundation works, Vilati Szerelő Zrt. for the electrical installations, Moratus Szerkezetépítő Kft. for structural construction, and Valép Padló Kft. for the flooring concrete. Technical project management is handled by Spányi Partners Zrt., while Buildea Kft. oversees technical inspection. Off-site infrastructure development is planned by Főmterv Zrt. and executed by Colas Hungaria.

On-site, the demolition of existing buildings began in March 2021 in multiple phases, followed by the start of deep excavation works in March 2022. Structural construction commenced in August 2022. The building is already fully leased in its current state and will be fitted out according to tenant requirements.

The project encompasses quite complex workflows: from demolition to deep foundation, earthworks, structural reinforcements, complete installation of mechanical and electrical systems, and security technology. Additionally, the contractor will refurbish the preserved parts and façade of the old building and carry out reconstruction work in the chapel within it. These tasks also include landscaping works for the Dürer's first office building's shared park, while the two-level underground garage, spanning over 5,000 square meters, will accommodate 161 parking spaces.

The journey to the structural completion has been long, involving numerous large-scale tasks:

  • 25,000 cubic meters of earth moved during earthworks,
  • 350 jet columns installed for the old building's foundation reinforcement,
  • 3,000 tons of reinforcing steel placed in the building,
  • 19,000 cubic meters of concrete used,
  • 280 workers at peak times on the project.

The project faces several challenges:

During structural construction, meeting tight deadlines posed a challenge for the contractors, as they had to demolish existing structural units in three closely positioned locations from the third floor to the basement of the old building. This required extensive coordination of construction technology, as well as temporal and spatial organization to ensure the stability of the remaining building section. Special attention was also required to preserve the chapel during structural construction.

Throughout the construction process, the old and new building works were carried out simultaneously, necessitating continuous monitoring of the movements of the new building section constructed with a perimeter wall and the existing brick wall reinforced with jet grouting technology. Construction was also limited by the site's layout, bordered by two public streets on two sides and a tree-filled park on the third, requiring precise organization of operational processes. The assembly of the steel structure for the glass roof covering the entire inner courtyard required transporting an extremely large, 450-ton crane to the site.

The meeting of old and new:

The Dürer II office building merges the old building, erected in 1893, with the modern addition. The building forms a closed frame with a covered central courtyard, complementing the "L"-shaped mass of the existing building portion. The chapel built in 1893 will be renovated similarly to the original, forming an integral part of the building complex.

The internal design of the new building section faithfully follows the internal height of the old building. The upper levels of the office building offer stunning views of the City Park and the Buda Hills.

Creating a new cityscape in Zugló with the Dürer Park development:

The total investment will create a total of 207 new-generation apartments and nearly 41,000 square meters of net office space. Two office buildings and three residential buildings will be constructed on the approximately 3.7-hectare development site, replacing dilapidated buildings with a new, modern complex complemented by green spaces. Thanks to the development, the green area will be revitalized, and new services will be added to the area, increasing the value of surrounding properties. The neglected building group adjacent to the City Park will be replaced by a modern complex with underground garages.

The Dürer Park investment not only includes sustainable office and residential solutions but also features intensive greenery on green roofs and nearly 11,000 square meters of green space between buildings.

The underground garages will accommodate nearly 1,000 cars, with 15 electric vehicle charging stations, and provide secure storage for 627 bicycles.
